At Blue Bridge Home Inspection, we believe a safe, sound home isn't just about the day you buy or sell it — it’s also about the subsystems that support it every day. Just like your annual check-up at the doctors, it's important to periodically inspect these subsystems to ensure proper function. These are unbiased inspections offered without the upsell pressure from contractors. The standalone subsystem inspection fees for the standard service area are listed below, and other subsystem inspections can be quoted upon request.
Electrical Inspection: $150
Includes inspection of main and any sub-panels as well as all accessible wiring. Multimeter is used to document proper voltage / grounding throughout the panel(s). Every accessible electrical outlet and ground fault circuit interrupter (GFCI) is inspected using an outlet tester, and defects (e.g. missing ground, reverse polarity) are documented in the report.
Plumbing Inspection: $125
Includes inspection of all plumbing fixtures and supporting systems. Infrared temperature laser is used to document proper hot/cold water supplies.
Heating and Cooling Inspection: $100
Includes inspection of furnace, air conditioner, and ductwork. Report will also include refrigerant utilized by air conditioner (if applicable) and provide an overview of new and upcoming environmental regulations.
Exterior Inspection: $75
Includes inspection of property exterior, grading, and grounds.
