Why use the name "Blue Bridge" for a home inspection business?
Blue Bridge Home Inspection, LLC is named after the historic "Blue Bridge" in downtown Grand Rapids as an homage to the city and area that we serve.
What is a home inspection?
A home inspection is a comprehensive and non-invasive examination of a residential property's condition. The purpose of a home inspection is to provide an objective assessment of the property's overall status, including its structural integrity, safety, and the functionality of its various subsystems and components.
How much do inspections cost?
There is a fixed fee of $500 for complete home inspections within the standard service area. The fee is reduced if only certain subsystems are to be inspected (electrical or heating/cooling for example). Standalone subsystem inspections start at $75.
What if the property is outside the standard service area?
We are happy to inspect residential properties beyond the standard service area, but there will be a $0.70 per mile travel surcharge added to the inspection fee (only for the mileage beyond the standard service area).
What does the inspection process look like?
After submitting a request, we will reach out via phone or email to confirm all details. The pre-inspection agreement will need to be signed (physically or digitally), and an electronic receipt will be emailed after payment has been made. The inspection will take place, and the electronic report will be sent either that day or the next. Finally, we will be available to answer any follow-up questions you may have.
How can the inspection fee be paid?
Blue Bridge Home Inspection, LLC accepts cash, checks, and credit cards as forms of payment. Please note that there is a 2.75% processing fee for credit card transactions.
How long does the process take?
The complete home inspection will last roughly 6 - 8 hours. Standalone subsystem inspections range from 45 - 90 minutes. Clients are encouraged to attend (although not required) and ask questions throughout the inspection. The electronic report will be submitted either that same day or the following day. If there are time constraints, please let us know, and we will work with you to ensure there are no delays.
What are your qualifications?
Blue Bridge Home Inspection, LLC is certified to perform residential home inspections through the Professional Home Inspection Institute. While the State of Michigan does not require home inspectors to be licensed, Blue Bridge Home Inspection, LLC has exceeded all necessary state requirements. We will remain on-site for 6 - 8 hours for complete home inspections to ensure every property is thoroughly evaluated. EPA 608 certification and HFO / A2L safety certification have also been acquired through The Training Center to aid in subsystem inspections.

What is omitted from the inspection?

Presence of toxic or carcinogenic matter emitted from the ground, building materials, in water or air supply or from the operation of any equipment
Items that are obstructed, inaccessible or not in plain view
